Friday’s Quik Facts – Vancouver West

Graphically here the numbers to date for January. Are the halls of real estate beginning to echo Bob Dylan’s “The times they are a changin”. It might be too early to tell whether we are heading for a Buyers market but it sure seems that way.

For builders here is a reflection of market activity in the New Home Sector.

Now let’s look at the overall Real Estate activity on the West Side between last year at this time and this month to date.


Time is Running Out

We are into the last half of January. Will the rabbit be pulled out of the hat? Will the total number of listings be matched to last year? It’s pretty certain considering the number of days left, that there will be far fewer solds this January.

the Realtor® Machine

Is the machine just having a slow start. An element to reflect on is that many Realtors® are still away or just returning from their winter breaks. In the weeks ahead watch for changes.

Sold Prices Holding

Selling prices are not far off the asking. A search through the months sales will confirm that the difference between the asking and selling price is not significant. Simply, there are just a lot fewer of them.

Making the Call

Were I a Bear this would make my day, but it’s too soon to to make that call. On the surface this might suggest that the Bull has run out of vitamins. Indicators certainly qualify that to date, we not seeing the same market strength as last year.
