Lengthy Home Sale

Too Many

According to the Real Estate Board of Greater Vancouver there are a total of 13,876 Detached homes for sale. 2,690 sold within an average of 59 days on the market.

Too Long

Unsuccessful, some Vancouver home sellers may be thinking that their Realtor’s For Sale sign is developing a historic patina resembling this one.

so larry … let me ask you a really stupid question – is that too long? or nothing to worry about? or … ?

(a friend of mine was trying to sell her condo for that time and it didn’t work. but, asks naive isabella, in this economy, can’t you just keep trying?)

Isabella,

Lets start with the premise of a willing Buyer and a willing Seller.

From the Sellers perspective it’s the difference between need and want.

If your friend NEEDS to sell then in a down market it’s a brutal function of matching the asking price to the market to ensure the property for sale is competitive.

The homes that are selling are doing that.

WANT implies an asking price that satisfies the seller but, it is a price that probably out of sync with the Buyers in this market.

quoting the Stones:

You cant always get what you want
But if you try sometimes well you might find
You get what you need

Have your friend give me a call. We’ll have coffee and try and find the problem.
