Closer to Affordability


North Vancouver detached market prices were a direct counter to the higher priced market of its cousin West Vancouver.


March’s listing count of 376 was 10 units higher than February’s 367.


69 homes sold in the February period and increased to 74 in March.

Expired, Reductions, Increases, Days on Market

  • February saw 4 listing mandates expire. In March, that number increased to 8.
  • February’s price reductions were 66 climbing to 69 in March.
  • Price increases were steady at 1 for both months.
  • February’s Days on Market seemed high at 32 then dropped to 21 in March.

Average and Median Prices

February’s Average Ask price recorded $974,382 and saw a nicely skewed increase to March’s $1,010,445. The Median Ask price in February was $858,000 rising a little to March’s $899,450.

The Average Sold price recorded in February was $963,893 increasing to March’s Average Selling price of $998,613. The Median sold prices followed the average prices with February recording $858,000 increasing March’s $899,450.


North Vancouver’s intense rains have exposed some gold in it’s numerous creeks. Though not worthy of fireworks, the North Vancouver detached real estate market out performed the more upscale cousin to its west. Compared to the residents of West Vancouver, the North Van-ites cross the Second Narrows – Iron Workers Bridge while casting their glance at their more modest homes with a smile.

The less luxurious homes of North Vancouver supports speculation that this market’s price range may refect a closer alignment to perceived or actual affordablility.
