Listings
February into the early part of March saw Total Listing stand at 683. March to date saw that number drop a little to 676.
Solds
Sold listings matched this pattern. Feb/Mar stood at 142. March to date dropped to 129.
Expired
Expired listings increased from Feb/Mar’s 16 to Mar/Apr’s 23 suggesting that the asking price are of the 23 were beyond buyer’s perceived market value.
Reductions Increases and Days on Market
Price Reductions held their own in these two periods changing by 1 and the Days on Market did not make headlines recording a drop of 3 days in the last period of Mar/Apr with DOM standing at 32.
Prices
Feb/Mar’s Average Ask price was $2,007,059 whereas there was a slight drop in Mar/Apr to $1,974,966. The Average Sold price in Feb/Mar stood at $1,955,935. Not enough to write home about, but still, a change with a minus sign.
Median Ask prices in Feb/Mar registered $1,698,000 while Mar/Apr recorded $1,699,800. Mar/Apr Median Sold price saw a similar positive bump from Feb/Mar’s $1,745,500 to Mar/Apr’s $1,760,000.
Thoughts
Average and Median sold prices though definitely higher in Mar/Apr did not call for a 21 gun salute. With little volitility the west side appears a steady market area at this time. Will there be changes as some suspect? As always we must wait.

the concept of broker load was explained in comments last week. I don’t stay up all night watching them – ergo the time stamp.
