During the past 30 day period, the Cambie neighbourhood’s detached home ask/sold prices dropped below the previous period.

In the period covering February 15 to April 14, the Cambie Street neighbourhood experienced the following market activity.


Total Listings remained steady during both periods at 44.


Sales decreased by 1 from February/March’s 12.

Expired, Reductions, Increases, Days on Market

  • March/April saw 1 listing mandates expire. There were none in February/March.
  • Price reductions in both periods were the same at 9 units.
  • Price increases in both periods also remained the same at 3.
  • It took 1 day longer to sell a home in March/April compared to February/March.

Average and Median Prices

February/March’s Average Ask price recorded $1,366,617 decreased to March/April’s $1,356,454. The Median Ask price in February/March was $1,349,000 then dropped to $1,225,000 March/April.

The Average Sold price in the March/April of $1,371,262 dropped from the February/March recorded $1,384,409. The Median Sold prices marched in unison with February/March’s $1,375,000 dropping to March/April’s $1,268,000.


The Cambie neighbourhood market seems to have partially stumbled. From one month to the following, the overall average and median ask and sold prices have declined and yet, within each period, both the Average and Median Sold price remained higher than the Average and Median Ask.

Great post and info! Changes are minimal, I wonder if interest rate hike will be changing the numbers for the month of April and May.
