Found on the slopes of North Vancouver are neighbourhoods that offer up vantage points from which to view the city lights. This 60 day view of the North Vancouver’s Detached real estate market may however, bring a new meaning to living on the slopes.
North Vancouver Detached
For the period covering February 23 to April 22, North Vancouver Detached homes experienced the following market activity.
Listings
Total Detached Listings increased by two from February/March’s 472 to March/April’s 474.
Sales
Sales decreased from February/March’s eighty nine to March/April’s eighty five.
Expired, Reductions, Increases, Days on Market
- February/March saw 8 listing mandates expire which increased to 14 in March/April.
- Price reductions in February/March numbered 100 increasing to 102 in March/April.
- There were two Price increases in both February/March and March/April.
- It took 19 days in March/April to sell a home, down from February/March’s 25 days.
Average and Median List Price/Sold Price
February/March’s Average Ask price was $998,419 then dropped to March/April’s $971,556. The Median Ask price in February/March was $899,000 dropping to $869,000 in March/April.
The Average Sold price in March/April of $964,104 down from February/March’s $984,873. The Median Sold price in February/March $899,000 reduced to March/April’s $875,000.
Thoughts
North Vancouver may be a rippled refection of a slowly changing market. Looking across the pond to an individual west side neighbourhood recently explored, one which possesses similar vantage points from which to view the city lights, North Vancouver’s numbers exhibit a similar pattern.
