Tennis Won’t Help Sell Your Coquitlam Home

It is spring! The sun is out but Coquitlam detached homes sales are down.

One reason suggests that Vancouver home buyers may have traded in their house hunting chores for a good old fashioned game of tennis.

This March snapshot extends over two periods beginning with January 24 to February 25, 2012 and February 24 to March 25, 2012.


There are probably more Daffodils blooming than there are Coquitlam homes for sale. However, a fast serve across the net will blur the count as Total Listings in Coquitlam dropped from Jan/Feb’s 559 to Feb/Mar’s 489.


The recent weather storms of wind, sleet and snow not only precluded some daffodils from blooming it may have had a part to play in the significant drop in detached sales. Although Jan/Feb recording a solid 138 sales Feb/Mar did not as sales dropped to 81.

Expired and Days on Market

  • Jan/Feb saw 26 listing mandates expire whereas the Feb/Mar recorded 37.
  • The time it took to sell a home in Coquitlam dropped by more than half in Feb/Mar at 17 whereas in Jan/Feb it took and average of 40 days.

Average and Median Price Treats

  • Sellers treated themselves to higher Average Asking prices in Jan/Feb at $793,829. The price ball dropped a bit in Feb/Mar as the average for the period settled at $789,663.
  • Median Ask prices took a soft bounce off the court wall from Jan/Feb’s $746,750 to Feb/Mar’s $750,000./li>
  • With a hard swing Average Sold prices bumped up from Jan/Feb’s $777,709 to reach Feb/Mar’s $780,679.
  • A double handed swing slammed the Median price ball higher in Feb/Mar to $$755,000 from Jan/Feb’s $737,200.


Based on the number of sales it is assumed that in this Vancouver home market time interval, home buyers are more interested in enjoying the sunshine or picking Daffodils rather than serving an offer over the net.
