Certainty

Let your imagination flow to the mystical world of Vancouver real estate. Imagine further a market with attributes much like a placid lazy river without waterfalls or rapids. A place where you could determine the outcome of your Vancouver real estate travels with a degree of certainty.

Not to Be

Unfortunately that world does not exist. Instead the river is chock full of man made dams, weirs and rocks that frustrate and beguile. Opinions extolling the virtues – the ‘safe’ course, abound. Some claim navigational success, others pretend. Determining the right course remains as always, in your domain.

All reputable stats indicate Canada’s yearly household formation rate is between 160,000 and 180.000. Since we have been creating new homes at a rate in excess of 200,000 for years now, we will need to start considerably less than 160,000 homes per year for a few years in order to reduce the oversupply.
It will be important to keep an eye on both the housing starts as well as MOI ( months of inventory ), to understand where and how the market will begin to heal,,,,,,,,
