January saw “home sale and listing totals outpace historical averages in the Greater Vancouver housing market.”

According to Sandra Wyant, REBGV’s president “the Greater Vancouver housing market has been in a balanced market for nearly a year. This has meant steady home sale and listing activity accompanied by stable home prices.”

January Synopsis

House Picture Prices Rising
  • sales up 7.2% above the 10-year sales average for the month
  • residential property sales in Greater Vancouver reached 1,760 in January 2014
  • increase of 30.3% compared to the 1,351 sales in January 2013
  • decline of 9.9% compared to the 1,953 sales in December 2013.
  • new listings for detached, attached and apartment properties totalled 5,345
  • up 4.2% compared to January 2013’s 5,128
  • total listings down 4.9% (12,602), compared to January 2013
  • compared to December 2013 total listings are up 9% (not unusual as the market is at its annual historical low)

The Numbers

Detached

  • Detached Sales in January 2014 reached 728 – up 34.3% compared to January 2013’s 542
  • At $929,700 the Detached Benchmark price was up 3.2% compared to January 2013.

Apartment

  • Apartment sales reached 753 in January 2014 – up 30.7% compared to January 2012’s 576
  • At $371,000 the apartment Benchmark price increased by 3.7% compared to January 2013

Attached

  • Attached sales in January 2013 totalled 279 – up 19.7% compared to January 2013
  • Compared to January 2013 the benchmark price was up 1.7% to $457,700
