I am actually surprised to see East Vancouver down. Has the “median” Vancouverite priced themselves out of East Vancouver now? North Vancouver has always been “nicer” than East Vancouver, so perhaps prices are firm in North Vancouver because of the family friendly factor. At least for now…

there are many ‘family friendly’ neighbourhoods in less rainy East Van – some more so than Kitsilano.
As for pricing – no question the price levels in east van have risen substantially with some anomalies that would surprise you.
