<p>The name Kerrisdale was proclaimed in 1905. Its originates from an early settler whose family&#8217;s home in Scotland was called Kerry&#8217;s Dale.</p>
<p>Kerrisdale a west side neighbourhood in Vancouver best reflects attributes of seasoned money. Kerrisdale resonates as a staid, secure area of expensive homes which represent Vancouver&#8217;s real estate at its finest. </p>
<p>True to historical form, Kerrisdale has held its place in the market relative to other neighbourhoods.<span id="more-20770"></span></p>

<p>Total Listings decreased from July/August&#8217;s 55 to August/September&#8217;s 52.</p>
<h2>Sales</h2>
<p>Sales have slowed from July/August&#8217;s 7 to August/September&#8217;s 5.</p>
<h2>Expired, Reductions, Increases, Days on Market</h2>
<ul>
<li>July/August had 6 listing mandates which decreased in August/September to 5.</li>
<li>Price reductions in July/August were 11.  There were no price reductions in the August/September period.</li>
<li>There was 1 price increase in July/August and none in August/September.</li>
<li>It took an average of 33 days to sell the 7 homes July/August.  That number decreased to 10 in August/September.</li>

<li>July/August&#8217;s Average Ask price of $1,751,114 reduced to August/September&#8217;s $1,689,200.</li>
<li>The Median Ask price in July/August was $1,468,000.  The median increased to $1,680,000 in August/September.</li>
<li>The Average Sold price in the July/August was $1,697,285.  In August/September that number dropped by a small percentile to $1,695,000.</li>
<li>The Median Sold price in July/August registered $1,425,000.  In the August/September that increased to $1,665,000.</li>

<p><strong>Kerrisdale Detached</strong> real estate market during the past 30 day period of October 28,2009 to November 27,2009 has countered a modest pattern witnessed in other neighbourhoods.  </p>
<p>Kerrisdale &#8211; a bastion of all things good on the West side of Vancouver, continues to follow the track set down by the 2009 market with both price and sales on the rise.</p>
<p>The past 30 day period Oct 28 to Nov 27 2009 compared to a similar period in Sept/Oct,  saw both average and median sold prices rise.  While modest, sales were up, active listings held and expired mandates decreased.<span id="more-7820"></span></p>
