A Good Rule to Change

Duncan Fremlin recently noted some changes in the Toronto Real Estate Board’s rules of MLS engagement.

Still Applies

The ability to delay showings of a listed property is still allowed in Vancouver.

Teaser

The Teaser Tactic is deployed by listing agents in various forms such as the first showing is on a certain date, you can’t see the property until staging is complete, or the best one - they are still painting.

Grand Opening

To Buyer’s this delay tactic is frustrating. Bewildered, the calculated delay intimates that the seller may not dealing in a forthright manner. Doubt,uncertainty and an air of caution arise. To the Buyer, it doesn’t make sense why any home would be put to market on the MLS before it is ready.

Makes Sense

In this instance, the Toronto Board is on to something that makes sense. Vancouver should adopt the if it’s not ready for sale it can’t be put on the MLS rule.

In Saskatoon, we also have a policy that prohibits placement of a listing which is not open to showings and offers.

Personally, I would like to see this rule changed. But it takes a lot to push an elephant.
